Initiation and Preparation Prior to Arrival :
Even before finalizing the move to Bangkok, we strive to give our prospective clients a good idea of what a move to Bangkok entails. We provide the prospective client with an introduction to each of the areas suitable for expatriate living, inclusive of an analysis of the pros and cons of living in each area, literature on the different international and other schools and what each family should expect to bring when they move, as well as an analysis on an appropriate budget and area ranges according to each family’s specifications.
Upon request, we also arrange temporary accommodations and airport transfer for clients in optimum locations while they are between permanent Bangkok residences. Listings & information on; monthly updates on properties in various service areas: Sukhumvit , Sathorn (CBD), Ploenchit (Ruamrudee, Wireless, Langsuan), Srinakarin-Bangna, Rama IV.
Property Visitation :
Our English-speaking sales agents are trained to select and show our expat clientele suitable homes, in the right location, at the right price, according to your needs.
Orientation :
We also familiarize our clients with the neighborhood. Besides a tour of the client’s area and the closest stores, our orientation package includes local expatriate publications, customs guidelines, hobby and leisure information, a guide book with a map, an overview of the different shopping areas, a discussion on bargaining, and any other information upon request. We also assist our clients in arranging for domestic help with a guideline for salary range as well as provide an actual tour of the different hospitals, places of worship, schools and parks if desired. Negotiation & Lease Agreement: We help negotiate all aspects related to the rental of the residence, ranging from internet services, cable T.V. networks, telephone service providers, to the contract according to Thai law and Taxation as well as guidance on furniture rental or buying when necessary.
Handover (moving in) :
We assist the tenant and owner in evaluating the property and recording the state of the furnishings and the leased residence before moving in to facilitate negotiations after moving out. We also check the working conditions of the leased residence and make certain it is ready for the handover. In addition to this service, we personally introduce the tenant to the landlord and to the necessary contacts in case of any further questions on the leased residence.

We will advertise the owner’s properties in detail on our website and through other venues. To accurately update our website according to availability.
